My wife and I are just now leaving Illinois (4:30am) and heading your direction. We will be spending the week at our Son's in Hot Springs Village.

While we are there we will be looking at 10 properties  (Retirement Property) around the Arkadelphia and Glenwood area's.

I beleive you are in the North West corner of the state, or I would lok you up for a visit.

hot springs is nice, being south of little rock, its warmer than the northern part of the state most of the time. plus you have the hot springs. AND you have a horse track down there, which is really nice as well, and your close to little rock, which is the biggest city in the state. so your close to bigger city options. i kinda like the area, definately flatter than north arkansas. i have a few friends down there.  if you get invited to go to the LSU vs arkansas game in little rock friday, i suggest you go, a little rock football game is insane, and this one is HUGE.

if you dont find anything there, id look in the mountain home, arkansas area, which is north central of arkansas, its a pretty popular for retirement.  also fayetteville/rogers/bentonville/springdale area is also a good place in the state. i am pretty much northwest arkansas, im close to branson, and about 45 mins from eureka springs. hope you enjoy the area when your here.

i forgot to mention, that if you drive youw ill more than likely go through either fayetteville or springfield/branson down 65.   id guess you would go down 65, if thats the case, youll probably be close to my parents house.

Sorry about the HOG'S.

Found a nice property near Jessieville, a 1877 sq.ft house built in 1995 on 28.4 acres of hardwood and pine timber(never been logged) with a 28x32 shop (with 16Ft ceiling), 5 miles to boat ramp at Lake Quachita. They are asking $219,000. Been on the market since April, I think MAYBE we can get it for $200,000 or $205,000.

Got home to night about 5:00pm, left my Son's house at Hot Springs Village at 7:00am, 640 miles door to door.

i knew nutt was gonna mess it up, he always does.

im not sure what the housing prices are like around hot springs, but if its anything like NW arkansas, that sounds like a damn good deal. if its been on the market that long, im sure you can negotiate down. owning some land is nice, you have more room to expand. thats a decent size shop too.

We made an offer on the property today. The seller has until 4:00PM 11-29-06 to accept or decline.

We may be land owners in "HOG COUNTRY" soon.

It Ani't looking good.

The present owner won;t bargin and is more or less wanting my wife and I to pay for a survey of the land IF the deal dose not go thru.

The survey is to HIS benifit as much as ours, and is NOT to be complteted until AFTER the deal is agreed on.

We have came UP on our offers, but he will not come down.

OH well, it looks like it is back to looking for wooded acreage to build on.

some sellers/buyers want to nickel and dime you to death. same thing happened when we tried to sell my grandparents old house. they kept wanting small stuff, trying to delay it, etc. finally someone bought it, but it burned 15 days before it was suppose to be foreclosed on..  how long has the house been on the market? if its newly listed they will probalby be harder to negotiate with, so persistance is the key i think. just keep chipping away. what good does surveying it do  after you actually made the deal?
