So I could buy this one.....
We've had our place on the market for over a year, I've been looking around at what I would like, when I found this one..
CHECK OUT THE TOY BOXES!!!!!!
7 acres and TWO 32x56 pole barns, I'd be in heaven. We're gonna take it in the ass on our house, but at least places like this are becoming more affordable too.

Very nice. How's the rental market where you are? I have been looking and have probably found the house we will make an offer on, but we have decided that it would be a good idea to rent our house and sell it to Jeff when he's ready to buy something.

Houses are renting alot around here, which unfortunately is what we currently doing also. We moved about 45 miles north (I took a new job)and we are renting a townhouse untill ours sells. With what we save in gas each day, pays our rent. we cut our house price down to rock bottom just to get out from under it. Starting to get alot of showings the 2 last weeks or so.
That house is listed at 219K. Typically in our area Mid Michigan (Flint/Saginaw), a place like that would be almost 300K.

Here in CT with all that land, and 2 outbuildings would list for over One Million dollars easily. The taxes on all that property would be about $20 thousand a year though!

219?   ? TWO HUNDRED AND NINETEEN THOUSAND?  DOLLARS?  ? On Long Island that would be a million dollars, just like 69dartw250 said. My property is 75 x 150 and my taxes are 9500 dollars per year. I gotta move.

dang guys thats an amazing price. Housing locally has gotten outrageous. the better halfs neighbours bought their house last year and already it's gone up 100g's. a thousand sq. foot house locally goes for more then 200,000 locally. it's crazy.

Sweet looking house and shops. That place would be worth 300 to 400k 1 hour+ outside of Toronto. Taxes 2500 to 3500. I find with rural properties the price can be all over the place, obviously because of the great variances between properties

We've had our place on the market for over a year I don't know your situation, but have you considered dropping your price? You have to consider how bad you want to get into another property. Uncle Sam just moved me to Omaha, NE from Charleston, SC and even with the market being flooded in Charleston we were still able to sell our house within a few weeks of it being placed on the market. I'm sure it helped that we were willing to settle for $12K less than what it apraised for just weeks earlier, but at least it is now somebody elses. Everybody said, "Oh, you are taking such a loss on your house by selling it right now." Wrong; we bought the house about 9 years ago when prices were low and when I refinanced it about 4 years ago I put the equity back into the house buy purchasing wood floors, building a patio room, and many other improvements. We ended up doing pretty well and turned the equity from that house into our new home that we will be moving into in a couple weeks after they finish building it. Our old home may have sold for $20K more a couple years ago, but that doesn't mean that we took a loss. It's only a loss if we had more invested in the home than it was worth. The market may be bad right now for sales, but if you can turn the money from one house immediately into another you aren't loosing anything. Many people don't understand that they can't expect to sell a house in a sellers market one day and make big profits without spending big money trying to get into your next home. The oposite is also true; you can buy a really nice home when the market is flooded, but you can't expect to sell your house for huge profits either. I do wish you luck with selling your home and I hope you can get into another home you like.

My house has been on the market for about a year, almost and we're paying 2 mortgages! It stinks. The market is going to change soon. The economy has a bunch of scared buyers. It's definitely a buyers market. I'm even thinking about renting mine out and saying to hell with it. That is a nice place you're looking at. You may want to put an offer in with a contingency to sell your house. Doesn't mean the sellers will take the offer but it doesn't hurt to ask.

I was going to suggest what golferjohn said. Can you take an equity loan out on your current house to buy the other one and then rent out your current home to cover costs?
